aria-labelledby=\"o-que-o-crdito-habitao\"><p>Cr\u00e9dito \u00e1 Habita\u00e7\u00e3o \u00e9 um empr\u00e9stimo concedido por uma institui\u00e7\u00e3o financeira <strong>(IF)<\/strong>\u00a0para aquisi\u00e7\u00e3o de habita\u00e7\u00e3o pr\u00f3pria, garantido pelo pr\u00f3prio im\u00f3vel que \u00e9 adquirido.<\/p><\/div>\n                <\/div><div class=\"eael-accordion-list\">\n                <div id=\"por-que-fases-passa-a-concesso-de-um-crdito-habitao\" class=\"elementor-tab-title eael-accordion-header\" tabindex=\"0\" data-tab=\"2\" aria-controls=\"elementor-tab-content-5262\"><span class=\"eael-advanced-accordion-icon-closed\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-plus\"><\/i><\/span><span class=\"eael-advanced-accordion-icon-opened\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-minus\"><\/i><\/span><span class=\"eael-accordion-tab-title\">Por que fases passa a concess\u00e3o de um cr\u00e9dito habita\u00e7\u00e3o?<\/span><i aria-hidden=\"true\" class=\"fa-toggle fas fa-angle-right\"><\/i><\/div><div id=\"elementor-tab-content-5262\" class=\"eael-accordion-content clearfix\" data-tab=\"2\" aria-labelledby=\"por-que-fases-passa-a-concesso-de-um-crdito-habitao\"><p class=\"has-normal-font-size\">A concess\u00e3o de cr\u00e9dito por qualquer Institui\u00e7\u00e3o Financeira passa pelas seguintes fases:<\/p><ul><li style=\"list-style-type: none;\"><ul><li><strong>Simula\u00e7\u00e3o do Cr\u00e9dito<\/strong>\u00a0\u2013 Estimativa de qual ser\u00e1 a presta\u00e7\u00e3o mensal a pagar pelo interessado na aquisi\u00e7\u00e3o da casa, considerando o montante que necessita, o prazo de dura\u00e7\u00e3o do empr\u00e9stimo as receitas e despesas regulares do agregado familiar;<\/li><li><strong>Envio da documenta\u00e7\u00e3o<\/strong>\u00a0\u2013 Entrega dos documentos que a\u00a0<strong>IF<\/strong>\u00a0considera necess\u00e1rios para avaliar mais detalhadamente a situa\u00e7\u00e3o legal, fiscal e financeira da pessoa que pretende adquirir o Im\u00f3vel;<\/li><li><strong>Pr\u00e9 Aprova\u00e7\u00e3o do Cr\u00e9dito<\/strong>\u00a0\u2013 Decis\u00e3o por parte da\u00a0<strong>IF<\/strong>\u00a0que demonstra existirem condi\u00e7\u00f5es para que o empr\u00e9stimo se concretize;<\/li><li><strong>Avalia\u00e7\u00e3o do Im\u00f3vel\u00a0<\/strong>\u2013 Processo desencadeado pela\u00a0<strong>IF<\/strong>\u00a0para determinar o valor t\u00e9cnico da habita\u00e7\u00e3o;<\/li><li><strong>Aprova\u00e7\u00e3o do Cr\u00e9dito<\/strong>\u00a0\u2013 Decis\u00e3o em que a Institui\u00e7\u00e3o Financeira\u00a0<strong>(IF)<\/strong>\u00a0est\u00e1 dispon\u00edvel para conceder o empr\u00e9stimo, estabelecendo as condi\u00e7\u00f5es que o comprador ter\u00e1 que cumprir para que a aquisi\u00e7\u00e3o da habita\u00e7\u00e3o se realize;<\/li><li><strong>An\u00e1lise das minutas de contrato<\/strong>\u00a0\u2013 Obriga\u00e7\u00e3o que a Institui\u00e7\u00e3o Financeira tem de entregar a todas as pessoas envolvidas na opera\u00e7\u00e3o (titulares e fiadores), c\u00f3pias da minuta do contrato para conhecimento, antes da sua assinatura;<\/li><li><strong>Escritura de Aquisi\u00e7\u00e3o<\/strong>\u00a0\u2013 Formaliza\u00e7\u00e3o da troca de propriedade e da sua hipoteca.<\/li><\/ul><\/li><\/ul><\/div>\n                <\/div><div class=\"eael-accordion-list\">\n                <div id=\"esforco\" class=\"elementor-tab-title eael-accordion-header\" tabindex=\"0\" data-tab=\"3\" aria-controls=\"elementor-tab-content-5263\"><span class=\"eael-advanced-accordion-icon-closed\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-plus\"><\/i><\/span><span class=\"eael-advanced-accordion-icon-opened\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-minus\"><\/i><\/span><span class=\"eael-accordion-tab-title\">As institui\u00e7\u00f5es financeiras emprestam tudo o que quero? <\/span><i aria-hidden=\"true\" class=\"fa-toggle fas fa-angle-right\"><\/i><\/div><div id=\"elementor-tab-content-5263\" class=\"eael-accordion-content clearfix\" data-tab=\"3\" aria-labelledby=\"esforco\"><p class=\"has-normal-font-size\">O valor que emprestam est\u00e1 condicionado aos seguintes factores:<\/p> \n\n<ul>\n \t<li><strong>LTV (Loan To Value) \u2013\u00a0<\/strong>Consiste no valor que a Institui\u00e7\u00e3o Financeira pode financiar por determina\u00e7\u00e3o do Banco de Portugal. Ela n\u00e3o est\u00e1 autorizada a emprestar a totalidade do valor do cr\u00e9dito para se efectivar a venda do bem. Obrigatoriamente o consumidor ter\u00e1 que entregar um minimo de 10% do valor de venda.<\/li>\n<\/ul>\nQuando o valor de avalia\u00e7\u00e3o do im\u00f3vel for inferior ao valor de venda acordado com o vendedor, o comprador ter\u00e1 que pagar, de sua conta, a diferen\u00e7a entre o valor de venda e os 90% do valor de avalia\u00e7\u00e3o determinado pela Institui\u00e7\u00e3o Financeira.\n\nQuanto menor for essa percentagem maior \u00e9 o valor que o consumidor ter\u00e1 que pagar de sua conta, para reduzir o montante do cr\u00e9dito que est\u00e1 a solicitar \u00e0 Institui\u00e7\u00e3o Financeira.\n<ul id=\"taxa-esforco\">\n \t<li><strong>Taxa de Esfor\u00e7o \u2013\u00a0<\/strong>Consiste no peso que todos os pagamentos relacionados com empr\u00e9stimos obtidos t\u00eam nas receitas regulares de um consumidor.<\/li>\n<\/ul>\nTer uma taxa de esfor\u00e7o de 50%, significa que metade dos rendimentos obtidos s\u00e3o gastos para pagar presta\u00e7\u00f5es relacionadas com o cr\u00e9dito.\n\nAs Institui\u00e7\u00f5es Financeiras apenas concedem a totalidade de cr\u00e9dito quando o consumidor pretende adquirir um bem im\u00f3vel que seja propriedade dessa Institui\u00e7\u00e3o Financeira.<\/div>\n                <\/div><div class=\"eael-accordion-list\">\n                <div id=\"h-mais-encargos-que-tenho-que-pagar-se-pedir-um-emprstimo-para-compra-de-habitao\" class=\"elementor-tab-title eael-accordion-header\" tabindex=\"0\" data-tab=\"4\" aria-controls=\"elementor-tab-content-5264\"><span class=\"eael-advanced-accordion-icon-closed\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-plus\"><\/i><\/span><span class=\"eael-advanced-accordion-icon-opened\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-minus\"><\/i><\/span><span class=\"eael-accordion-tab-title\">H\u00e1 mais encargos que tenho que pagar se pedir um empr\u00e9stimo para compra de habita\u00e7\u00e3o?<\/span><i aria-hidden=\"true\" class=\"fa-toggle fas fa-angle-right\"><\/i><\/div><div id=\"elementor-tab-content-5264\" class=\"eael-accordion-content clearfix\" data-tab=\"4\" aria-labelledby=\"h-mais-encargos-que-tenho-que-pagar-se-pedir-um-emprstimo-para-compra-de-habitao\"><p class=\"has-normal-font-size\">Sim h\u00e1.<\/p><p>\u00a0<\/p><p class=\"has-normal-font-size\">As Institui\u00e7\u00f5es Financeiras obrigam a que o consumidor contrate um seguro de vida e um seguro multiriscos para cobrir riscos relacionados com o adquirente e com danos a que os im\u00f3veis est\u00e3o sujeitos.<\/p><p>A contrata\u00e7\u00e3o destes seguros pode ser feita em entidades diferentes das que concedem cr\u00e9dito.<\/p><\/div>\n                <\/div><div class=\"eael-accordion-list\">\n                <div id=\"que-critrios-devo-utilizar-para-decidir-sobre-um-emprstimo-habitao\" class=\"elementor-tab-title eael-accordion-header\" tabindex=\"0\" data-tab=\"5\" aria-controls=\"elementor-tab-content-5265\"><span class=\"eael-advanced-accordion-icon-closed\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-plus\"><\/i><\/span><span class=\"eael-advanced-accordion-icon-opened\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-minus\"><\/i><\/span><span class=\"eael-accordion-tab-title\">Que crit\u00e9rios devo utilizar para decidir sobre um empr\u00e9stimo \u00e1 habita\u00e7\u00e3o?<\/span><i aria-hidden=\"true\" class=\"fa-toggle fas fa-angle-right\"><\/i><\/div><div id=\"elementor-tab-content-5265\" class=\"eael-accordion-content clearfix\" data-tab=\"5\" aria-labelledby=\"que-critrios-devo-utilizar-para-decidir-sobre-um-emprstimo-habitao\"><p class=\"has-normal-font-size\"><strong>Comparar a Taxa Anual Efectiva Geral (TAEG)<\/strong>\u00a0\u2013 Quanto maior, mais vai pagar. A indica\u00e7\u00e3o desta taxa \u00b4de juro \u00e9 obrigat\u00f3ria. \u00c9 calculada considerando todos os custos que est\u00e3o associados ao cr\u00e9dito, como juros, seguros, imposto de selo, outros impostos e comiss\u00f5es.<\/p><p><strong>Comparar o Montante Total Imputado ao Consumidor (MTIC)<\/strong> \u2013 Quanto maior este valor pior \u00e9 a proposta de cr\u00e9dito. Consiste na estimativa do \u00a0valor total que o consumidor vai pagar quando acabar o empr\u00e9stimo. \u00c9 a soma de todas as presta\u00e7\u00f5es pagas, com todos os restantes custos associados ao empr\u00e9stimo, como valores das despesas iniciais, comiss\u00f5es, impostos (selo e outros que venham a aparecer).<\/p><p>Estes crit\u00e9rios de avalia\u00e7\u00e3o s\u00e3o influenciados por decis\u00f5es que o interessado no empr\u00e9stimo vai tomando durante as v\u00e1rias fases do processo de cr\u00e9dito:<\/p><ul><li><strong>Escolha de taxa de juro fixa ou de taxa de juro vari\u00e1vel:<\/strong><\/li><\/ul><ul><li>\u00a0<strong>Optar por taxa de juro fixa<\/strong>\u00a0significa que a taxa acordada se manter\u00e1 durante todo o prazo do empr\u00e9stimo. Normalmente \u00e9 um pouco mais alta que a taxa de juro vari\u00e1vel, pois as Institui\u00e7\u00f5es financeiras procuram defender-se de altera\u00e7\u00f5es de mercado que se relacionem com aumentos dessas taxas.<\/li><\/ul><ul><li><strong>Optar por taxa de juro vari\u00e1vel<\/strong> significa que peri\u00f3dicamente a taxa de juro associada ao empr\u00e9stimo pode sofrer altera\u00e7\u00f5es. Esta periodicidade pode variar, normalmente, ao trimestre, ao semestre ou ao ano. Em Portugal a taxa de juro associada ao empr\u00e9stimo \u00e9 a Euribor, a que a Institui\u00e7\u00e3o Financeira adiciona um valor adicional fixo para todo o per\u00edodo do empr\u00e9stimo (o spread), estabelecendo-se desta forma a taxa de juro que ser\u00e1 aplicada ao empr\u00e9stimo.<\/li><\/ul><p>A Euribor \u00e9 uma taxa m\u00e9dia calculada com base nas taxas dos empr\u00e9stimos que s\u00e3o praticadas por um grupo de bancos europeus nas suas opera\u00e7\u00f5es de cr\u00e9dito entre bancos.<\/p><p>Para efeitos de cr\u00e9dito hipotec\u00e1rio, a Euribor que os bancos utilizam nas suas simula\u00e7\u00f5es, corresponde \u00e0 m\u00e9dia mensal das Euribor di\u00e1rias, verificadas no m\u00eas anterior aquele em que fazem as simula\u00e7\u00f5es. Se a escritura se realizar em m\u00eas diferente aquele em que a simula\u00e7\u00e3o foi feita, isto significar\u00e1 que a Euribor da escritura poder\u00e1 ser diferente da Euribor da simula\u00e7\u00e3o.<\/p><p>Escolher entre uma taxa fixa e uma vari\u00e1vel assim como qual o melhor prazo para a altera\u00e7\u00e3o da Euribor, assenta muito mais em convic\u00e7\u00f5es sobre como essas taxas ir\u00e3o evoluir num largo futuro ( mais de 30 anos em muitos casos), do que em bases racionais concretas que na realidade n\u00e3o existem.<\/p><\/div>\n                <\/div><div class=\"eael-accordion-list\">\n                <div id=\"posso-antecipar-o-pagamento-do-emprstimo\" class=\"elementor-tab-title eael-accordion-header\" tabindex=\"0\" data-tab=\"6\" aria-controls=\"elementor-tab-content-5266\"><span class=\"eael-advanced-accordion-icon-closed\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-plus\"><\/i><\/span><span class=\"eael-advanced-accordion-icon-opened\"><i aria-hidden=\"true\" class=\"fa-accordion-icon fas fa-minus\"><\/i><\/span><span class=\"eael-accordion-tab-title\">Posso antecipar o pagamento do empr\u00e9stimo?<\/span><i aria-hidden=\"true\" class=\"fa-toggle fas fa-angle-right\"><\/i><\/div><div id=\"elementor-tab-content-5266\" class=\"eael-accordion-content clearfix\" data-tab=\"6\" aria-labelledby=\"posso-antecipar-o-pagamento-do-emprstimo\"><p class=\"has-normal-font-size\">Sim pode.<\/p><p class=\"has-normal-font-size\">Tanto totalmente como parcialmente, mediante o pagamento de uma comiss\u00e3o e de acordo com regras estabelecidas legalmente.<\/p><p>Se a taxa contratada for <strong>Vari\u00e1vel<\/strong> a penaliza\u00e7\u00e3o ser\u00e1 de 0,5% acrescida de imposto de selo de 4%. Se pretender amortizar 5.000\u20ac significa que pagar\u00e1 uma taxa de 25\u20ac (5.000 x 0.005 acrescido de 1\u20ac (25 x 0.04) totalizando 26\u20ac de penaliza\u00e7\u00e3o.<\/p><p>Se a taxa contratada for <b>Fixa <\/b>a penaliza\u00e7\u00e3o ser\u00e1 de 2% acrescida de imposto de selo de 4%. Se pretender amortizar 5.000\u20ac significa que pagar\u00e1 uma taxa de 200\u20ac (5.000 x 0.02 acrescido de 8\u20ac (25 x 0.04) totalizando 208\u20ac de penaliza\u00e7\u00e3o.<\/p><\/div>\n                <\/div><\/div>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c17703d elementor-widget elementor-widget-spacer\" data-id=\"c17703d\" data-element_type=\"widget\"
